The Spring Market for Buyers & Sellers


It’s always been my experience that Spring is the busiest time for Real Estate. There are many advantages for both buyers and sellers during this time, but a higher demand for homes means it's a great time to sell! In Richmond, I know that supply is still low. How do I know? Many of the homes I’ve listed only stay on the market for a short amount of time with proper preparation!  


This means a couple of things for both buyers and sellers.


Your home is in demand. If you’re considering selling, it’s time to strike while the iron is hot. As inventory grows, so does your competition. Make sure your home is not only staged to sell but priced to sell, too. Buyers still want a good deal and just because inventory is low, they’ll walk away if they feel they’re being gouged.  An experienced Realtor who knows your market can help you price your home successfully. It’s likely that you can still get more than your asking price if you take care to stage your home correctly to attract the interest of multiple buyers. Making sure curb appeal looks trim, making small repairs around the house, a fresh coat of paint and some spring de-cluttering can go a long way!


Spring is a great time to buy a great new home, especially while mortgage rates are still so low. The Spring season means a lot of competition for buyers, even as the inventory grows. The trick is to have a Realtor that will keep you up to date on new MLS listings in your area. Web sites like Zillow and Trulia are always a little delayed when it comes to what’s available. By the time you start browsing the internet after work, an offer may already be put on a house you’ve spotted. Further, an agent can help you put a competitive offer on the house you love while still protecting your interests. You don’t necessarily have to buy a house “as is” in order to get the deal. Making sure you have someone who knows the industry during this highly competitive time means you’ll come out a champion.


Spring inherently represents a new beginning no matter if you’re buying OR selling. This time of year, the real estate market can move quickly, but having someone who knows what they’re doing can guarantee a good outcome for such an exciting time!
