Small Repairs Can Have Big Returns

If you’ve been in your home for a number of years, you know the kind of wear and tear it holds up to on a daily basis.  The floors get scuffed, the paint worn, the siding weathered— all easy enough to fix, but who has the time?  Moving already comes with its inherent stresses, it’s a big life change when you own!  Finding the right neighborhood, school district or even a new town, the tasks ahead can seem daunting.  But they don’t have to be.
So many owners putting their home on the market give up before even getting started.  They are sitting on potential thousands by not making small repairs, opting for a lower resale value.  A lot of times it is the Realtor who hasn’t stepped up to the plate.  We are professionals and as such, should advise our clients— the non-experts— on what their options are.  Something as simple as painting your front door could bring more people into your home with more offers.
I specialize in listing homes and getting them SOLD!  In my many years, I have advised my clients on how to get top dollar by making those small repairs and overseeing the work.  I pride myself in the many connections I have made with quality contractors, repairmen, plumbers, electricians, and stagers.  All of my people are well trusted, have fair pricing, and I’ve used them personally.  Many agents would not take on this ‘liability,’ but I see it as my responsibility.
The Richmond market is still favorable for both buyers and sellers.  Mortgage rates have remained steady, making buyers eager because they may not be able to afford the same home in 3 to 5 years time.  The inventory of homes is low at the moment which means your listing is in high demand.  Many first-time buyers are entering the market right now and looking for move-in ready homes, unable to afford immediate renovations based on what loan they qualify for.  Now could not be a better time to sell!
Don’t underestimate the true value of your home.  Small repairs can have big returns when it comes to getting your house sold.  By overseeing repairs and updates, I make the process as easy as possible while you continue through your daily life.  Make your transition a happy one by having an expert in your corner!
